Moss needs three things to establish: moisture, shade and a mild temperature. Portland supplies all three for roughly eight months of the year, and the urban canopy here is among the heaviest of any major American city. A north facing roof plane under mature fir or maple can stay damp from October through to April without ever properly drying.
What happens next is mechanical rather than cosmetic. Moss establishes in the joint between shingle courses, then thickens. As it thickens it lifts the lower edge of the shingle above it, and once that edge is raised two things follow. Wind gets underneath it, and rainwater runs sideways under the course instead of over it. On an older Portland roof, where the sheathing and flashing details were never designed to be tested, that is how a cleaning problem becomes a leak.
Algae behaves differently.
