The Short Version

Pressure is the right tool for concrete and the wrong tool for your roof and siding. That distinction is most of what separates a contractor worth hiring from one who owns a machine.

Why Some Driveways Come Out Striped

You have seen them. A drive that has obviously been cleaned, with pale curved bands running across it in a regular pattern. That is not weathering.

It is what a wand does. A wand throws a narrow fan, so the operator sweeps it in arcs, and the centre of each arc gets more contact time than the edges. The slab dries at different rates across those bands and the pattern sets permanently.

An enclosed surface cleaner covers a fixed width at fixed pressure. No arcs, no bands, and the edges get finished by hand where the head cannot reach.

The other half of the job is what is on the surface before we start. Live growth gets treated first, because blasting it off leaves the root and you are cleaning the same slab next year.

We will tell you plainly if a stain is not going to fully clear. Old oil that has soaked into a slab for years lightens rather than disappears. Better said on the phone than after you have paid for the afternoon.

Worth Knowing

What Comes Off And What Lightens

  • General grime and traffic film comes off completely. This is most of what makes a drive look tired.
  • Fresh oil usually lifts with a pre treatment.
  • Old soaked in oil often lightens rather than clearing. We say so before starting.
  • Rust needs a specific treatment rather than more pressure, and is quoted separately.
  • Mineral bloom on newer concrete is coming out of the slab rather than sitting on it, so cleaning reduces the look rather than removing it.

Live growth in the joints is treated first under moss removal. Siding is a different job at a fraction of the pressure, covered under house washing.

Pressure Washing Questions

Why do some cleaned driveways look striped?

They were done with a wand rather than an enclosed surface cleaner. The sweeping arcs dry at different rates and the pattern sets permanently.

Can you pressure wash my roof or siding?

No, and we would not recommend anyone does. Roofs and siding are soft washed. High pressure on either strips material and forces water where it should not go.

Will you get the oil out?

Fresh oil usually lifts. Old oil that has soaked deep into the slab often lightens rather than clearing, and we tell you which yours looks like beforehand.

Is it safe on pavers?

At the right pressure, yes. Too much blows the jointing sand out and the units start to move. We treat growth first so less force is needed.

Can you clean a timber deck?

Yes, at a fraction of the pressure a driveway takes and worked along the grain. Excess pressure raises the fibres and the boards splinter afterwards.

How long does it stay clean?

One to two years in most of the region. Shaded, tree covered surfaces regrow faster, and a moss treatment at the same visit extends it.
