Why Your Town Changes The Job
Exterior cleaning is not the same job everywhere in the region, and pricing a roof in Rainier the way you would price one in Lake Oswego gets you the wrong number.
- Columbia County sits under heavy Douglas fir and alder. Needle load in the gutters is the dominant problem, and north facing roof slopes grow moss fastest.
- Portland Metro has larger two storey homes with more complex roof lines, so access and fall protection drive more of the cost than the square footage does.
- River towns like Rainier, Kalama and Columbia City get persistent damp off the Columbia, which shows up as algae on north walls long before the roof looks bad.
- Newer subdivisions in Scappoose and Ridgefield tend to have thin gutter stock, so we set ladders on standoffs rather than on the gutter itself.

Do you charge a travel fee for outlying towns?
Not within our standard service area. For jobs beyond roughly 30 miles of St. Helens we will tell you before booking whether a minimum applies, and it will be on the written estimate rather than added later.
Do you work in Washington as well as Oregon?
Yes. We regularly work Vancouver, Camas, Ridgefield, Woodland and Kalama. Same rate card and the same guarantee.
Can you do several properties in one trip?
Yes, and it is usually cheaper for you. Landlords and property managers with multiple addresses in one town should call rather than use the form, so we can route them together.
How quickly can you reach my town in peak season?
Columbia County is typically three to seven days in spring and autumn. Metro and Washington towns can run slightly longer because we batch those routes.
Do prices change by town?
No. The published rate card applies everywhere we work. What changes the number is the property itself, such as storey count, pitch and access.
