Why Scappoose Hard Surfaces Get Dirty and Slippery
Shade and wet weather are the obvious reasons, but the buildup is usually layered. Fir needles and leaves settle along driveway edges and retaining walls, then break down into organic material. Algae and moss take hold in the dampest spots. Vehicle traffic adds road film and tire marks, and joints in older concrete or pavers collect dirt that stays wet longer than the open surface.
Homes with more tree cover toward the foothills can have green growth on the north side even when the front driveway looks fine. More open properties may see less moss but more dust and traffic film. We look at what is actually on the surface before deciding whether it needs treatment, pressure, stain chemistry or a combination.
Concrete condition also varies more than it appears from the street. One slab may be newer and tightly finished while an older walkway beside it is already scaling at the edges. We test our assumptions against the surface in front of us. That means pressure can change across the same property, and a stain that needs chemistry is not chased with a smaller tip just because it is stubborn.

Moss and Algae Treatment
Green growth often needs chemistry as well as pressure. Pre-treatment helps break down established organic material so we do not have to increase pressure just to move it. A post-treatment may also be useful on some surfaces when small organic remnants are left in pores or joints.

Stain Expectations
Organic dirt is usually the easy part. Oil can soak into concrete. Rust may need a dedicated product. Tire marks can vary by rubber and surface finish. Efflorescence is mineral movement through masonry, not ordinary dirt. These stains may improve without disappearing completely.
We would rather tell you a stain is uncertain before the work than promise a perfect slab and chase it with pressure until the surface is damaged.
Pavers and Older Concrete Need a Different Pace
Pavers have joints. Older concrete may have a weak surface layer. Decorative or previously sealed materials can react differently again. We check for loose joint sand, scaling, exposed aggregate, existing etching and unstable edges before cleaning. The machine may be capable of more pressure than the surface should receive.
If re-sanding, sealing or concrete repair is needed afterward, that work should be clearly separated from the cleaning estimate unless it has been specifically included.
What Changes the Price?
Square footage is the base, not the whole estimate. Surface type, stain treatment, moss, access, stairs, drainage and the number of separate areas all change setup and time. A long open driveway can be faster than a small patio surrounded by delicate landscaping and tight edges.
Photos usually make estimating straightforward. Include the entire area plus close-ups of any oil, rust, moss or damaged concrete.

Yes, when treatment and pressure washing are appropriate for the surface. Heavily mossed areas may be better handled as a treatment-focused moss removal job.
Can you pressure wash pavers?
Often, with care. Joint sand, paver age and surface condition matter. We reduce unnecessary pressure in the joints and explain whether re-sanding is outside the cleaning scope.
Do you pressure wash decks and fences?
Selected decks and fences may be cleaned when the material and finish can handle the method. They are not treated like concrete, and some are better suited to lower pressure or another approach.
